Dholera Company Rankings
Thirty-nine companies are named in the three public registers that record who holds land, holds a contract or has registered a project inside Dholera SIR, read on 4 August 2026. One of them, SEKSARIA BUILDCON LLP, appears in two of the three. None appears in all three. That gap is the finding.
The three registers are kept by different bodies for different purposes and they are not joined to each other anywhere in public. A promoter who registers a plotting scheme under RERA is recorded by the Gujarat Real Estate Regulatory Authority. A company that is allotted industrial land is named, if at all, in the developer's annual report. A contractor that wins a construction package appears in a third place again. This site puts those three lists side by side and counts what each company can be shown to hold.
Appearing in more registers is not a compliment and appearing in one is not a fault. It is a measurement of public footprint, nothing more. Nothing here rates a company, recommends one, or says anything about price, quality or return.
The finding: the three registers barely overlap
Of 39 companies, 1 appears in two registers and none appears in three. SEKSARIA BUILDCON LLP is registered as a promoter with GujRERA and also holds a plot awarded by DICDL e-auction, with the letter of award dated 24 December 2024. Every other company sits in exactly one register.
Two further pairs would change that count if they were the same company, and we do not know that they are. 7 OAK DEVELOPERS and 7 OAK DEVELOPERS PRIVATE LIMITED share a name once the legal form is removed. GAP ASSOCIATES PRIVATE LIMITED and GAP Associates share a name once the legal form is removed. We do not merge them. The rule and the risk are set out on the methodology page.

A first public record is not an incorporation date. None of these registers publishes one, except for Dholera Industrial City Development Limited, whose annual report gives its incorporation as 28 January 2016. Where a register states an event date, such as a RERA registration date or a letter of award date, that date is used. Where it states only the date of the document that names the company, that document date is used and the entry is tagged DOCUMENT DATE rather than EVENT.

Detail and coverage limits at the three registers
What this register cannot tell you
- No per-company land area for the four industrial allottees. The DICDL annual report names Tata Semiconductor Manufacturing, Renew Photovoltaics, Polycab India and Inox Air Products and then gives one combined figure, 530 acres allotted, at 31 March 2025. It publishes no acreage, no plot number and no price for any of them.
- No tender reference number on any award. Every one of the 11 awarded contracts in the source set has a null tender id, so awards cannot be joined back to the tender notices.
- The allottee list is explicitly not exhaustive. The annual report ends it with the words other prominent industrial proponents, so companies holding land in Dholera SIR are certainly missing from this register.
- Nothing here is a company registry. There is no CIN, no incorporation date and no directorship in these sources, so two companies with similar names cannot be told apart by identifier. They are held apart by name, which is the weakest possible test.
