The industrial names swept into Dholera developer lists that sell nothing

This page tells you which of the large industrial names attached to Dholera are factories rather than property developers. If a plot is being sold to you on the strength of one of these names, this is the page that says what that name is really doing in Dholera.

24 of the names swept up in Dholera developer material are industrial companies rather than property developers. 2 of them appear in one of the three government registers used here, and in both cases the record is a land allotment rather than a project registration, which is exactly what a factory produces on the public record.

They are in Dholera to build or to buy power, not to sell plots, and none of them is a developer in the sense the word is used in a property advertisement.

Why it matters

What a famous industrial name in a plot advertisement is doing

A large manufacturer choosing a site is the single most persuasive fact in Dholera marketing, and it is persuasive because it is usually true. The step that does not follow is the one the advertisement wants you to take on your own: that a factory being built somewhere in the region tells you something about a particular plot, at a particular distance, at a particular price.

It does not, and the reason is mechanical. An industrial allottee receives land from the development authority under an allotment, in a zone reserved for industry, at a rate the authority sets. A plot sold to an individual buyer is a different transaction, in a different zone, at a price set by whoever is selling it. The two are connected by geography and by nothing else on the public record.

So the useful question about a famous name is narrow: is it in a document, and does that document say anything about the plot in front of you. On this site the first half is answerable. Where an industrial company appears in the allotment record its own page carries the record, the document it came from and the page number, at the register. The second half is almost always no.

Most of these companies are named in Dholera material without any allotment record attached to them at all. Some have publicly announced an intention and have not yet been allotted land. Some appear only because a source page listed them as being interested in the region. The register column says which is which, and it is the only column on this page worth acting on.

Where the DICDL annual report names industrial allottees it gives a single combined area for a group of them and no area, plot number, survey number, allotment date or lease term for any individual company. That gap is stated at why a company may be absent and is not filled here with an estimate.

Held out

One name in the census that is deliberately not in the table

The census carries a semiconductor joint venture announced for Dholera in April 2023, with a very large investment figure attached to it and a construction start quoted for the end of that year. Business Standard reported on 10 July 2023 that the foreign partner had left the venture. A partnership that one of its partners has walked out of is not a company that is present in Dholera in 2026, and printing the name in a table of who is here would lend it a currency the record does not support. The row stays in the underlying dataset, so nothing is deleted, and it is named here rather than dropped without a word.

This is the general rule on this site rather than a special case. An announcement is not an allotment, an allotment is not a factory, and a figure from a press report is tagged as reported rather than official wherever it appears.

The words on this page, in plain English

These are the terms the government documents use. Each one is expanded here because a register is unreadable if you do not already work in one, and you should not have to.

GujRERA
The Gujarat Real Estate Regulatory Authority. Before a developer may advertise or sell most projects, it has to register the project with this body, which then publishes the registration on a portal anyone can search for free.
DICDL
Dholera Industrial City Development Limited. The government-owned company that builds the roads, water and power inside Dholera SIR and allots land to other companies. Its annual reports are audited and published, which is where the land and contract figures on this site come from.
Allotment and allottee
An allotment is land handed over by the development authority rather than bought from a private owner. The company that receives it is the allottee. An allotment is recorded in a government document, which is why it can be listed here at all.
SEZ
Special Economic Zone. An area given its own customs and tax treatment, created by a notice printed in the Gazette of India. The notice names the land and the company, which is why it can be used as a source.
