The Dholera web names 120 developers. Ten of them are in a government file.

This page tells you how many of the companies that advertise as Dholera developers can be found in a government file, and how many cannot. It matters because in a search result the two groups look exactly alike, and there is no fee and no login standing between you and the difference.

Of the 120 companies that at least one web page calls a Dholera developer, 10 hold a record in any of the three government registers this site checks. The registers were read on 4 August 2026 and the web census was collected on 4 August 2026.

Read it right

What this comparison does not say

Absence from a register is not evidence of anything about a company. A firm may be newly formed, may sell only land that needs no project registration, may operate entirely as a broker for someone else's registered project, or may simply be recorded under a spelling we did not match. What the absence does mean is narrow and worth having: there is no public file we can read that carries that name, so there is nothing here for you to check.

What the counting rule actually is. A company enters the 120 when at least one page in the census names it and describes it as a developer or builder in Dholera. It is counted as being in a register when a record exists under its name in the GujRERA project register, the Dholera SIR land allotment record or DICDL's published contract awards. Those are three registers out of the many a company can appear in, and they are the three that publish enough to be read from outside.

Two exclusions that make the gap look wider than it is. The first is ours to declare: three of the websites in the census are run by the same publisher as this one, and one of them names about 60 companies on a single page. Counting that as independent evidence for our own conclusions would be circular, so every appearance on those three domains is excluded from the independent count and the domains are named at names with only their own sources. The second is the corporate registry itself. India's Ministry of Corporate Affairs holds an incorporation record for every registered company in the country, and no retrieval from it was attempted for this build. A company absent from all three registers here is very likely present there.

Gaps

What is missing from this count, stated rather than smoothed over

  1. No corporate registry lookup. Incorporation date, paid-up capital, directors and charges are not in this build for any company, so no page here prints them.
  2. The GujRERA set counts only projects whose own registration carries Dholera evidence. A project marketed as Dholera but registered elsewhere with no Dholera marker on the record is out of scope, which understates some promoters.
  3. Name matching is conservative by design. 47 of the 120 are tagged unconfirmed, which means a register record could exist under a spelling we refused to merge. Every one of them is listed at one company, many printed names.
  4. Star ratings appear beside company names on several of the source pages, with no review count, no named reviewer and no method behind them. None is carried onto this site and none ever will be.

If this page has your company wrong

Every name here was copied from a page that printed it, and every government record was read from a government portal or an audited annual report. If a row about your company is wrong, or a record exists that we did not find, send the public document that shows it to corrections@dholera-group.com and it will be corrected and dated. Corrections that cite a public source are always applied. The words on this page, in plain English

These are the terms the government documents use. Each one is expanded here because a register is unreadable if you do not already work in one, and you should not have to.

Dholera SIR
Dholera Special Investment Region. A specific area of land south west of Ahmedabad that the Gujarat government notified for industrial development, with a boundary drawn on a map. A plot is either inside that boundary or it is not, and everything on this site refers only to the inside.
GujRERA
The Gujarat Real Estate Regulatory Authority. Before a developer may advertise or sell most projects, it has to register the project with this body, which then publishes the registration on a portal anyone can search for free.
Promoter
The register's word for the developer. It is the company or person named on a project registration as the party building and selling it, and it is the name we rank, because it is the name the government file carries.
DICDL
Dholera Industrial City Development Limited. The government-owned company that builds the roads, water and power inside Dholera SIR and allots land to other companies. Its annual reports are audited and published, which is where the land and contract figures on this site come from.
Allotment and allottee
An allotment is land handed over by the development authority rather than bought from a private owner. The company that receives it is the allottee. An allotment is recorded in a government document, which is why it can be listed here at all.
LLP
Limited Liability Partnership. A legal form in which partners run the business but are not personally liable for its debts beyond what they put in.
